It is my understanding that RTU thru Wyndam gets you PlusPartners. This allows you to use your points for flights and rental cars. I would not buy from the developer I would buy resale because 84k doesn't get a full week for a family of 5 needing a 2 BR Deluxe.

What are RTU points?

Are these developer points? 84K won't do much for you, are you thinking they will gift more developer in the future (so in the long run you will have enough developer points to have some benefits)?

Why do they want to gift them to you? What is the maintenance fees on them?

There nis little to no value to using ANY timeshare points for non-timeshare purchases. If you find yourself with excess points, you simply own too many.

Using points for flights and rental cars is a terrible use of points. Your maintenance fees per thousand points are going to greatly exceed the value of the points that you can apply to these things. You should only ever be using your points in this manner if they are going to expire and you can’t use them for travel.

What resort is the 84k points at? If it’s a high maintenance fee resort it’s not worth it.

I didn't see them say "free". That said, just like MVC points owners of Club Wyndham points can use points for flights, rental cars, cruises and more. Still a poor value, just like MVC.

RTU is right to use. The pitch is you don't have a deed you sell when done traveling. Your points are tied to deeds in a trust where the mf and other charges are spread out over everyone not just the home resort.

The developer is not gifting my parents want to give their deeded 84k points to me. You are right that I can't do much with that so should I buy resale another 84k deed or buy resale RTU. And in what order, should I get the gift first and add or be an owner first then receive the gift?

I'd agree. Just another level of obfuscation and they're not a charity so it'll cost you.

During a pitch with Wyndham the rep mentioned that points could be used to buy Disney tickets via the program. The cost in points was absolutely horrible in terms of value. I think it was something like 45k points for a single admission day. They legitimately didn't have a response when I mentioned that seemed like a terrible deal/use of points.

Usually, the term RTU is used to describe an ownership that has a definitive end date. Wyndham does not sell such plans. There used to be a handful of resorts in Mexico that were affiliates of the Wyndham point system and had expiration dates, but I think those have all expired by this point.

Wyndham does sell a product that is not deeded: Club Wyndham Access (CWA). But it is perpetual. Wyndham currently will take those back at no cost, and it is likely that will continue. But it is not guaranteed. CWA has some advantages. In particular, CWA has "home resort" booking rights at a large variety of resorts. But there are also some disadvantages. For example, voting rights on the underlying properties are retained by the trust and do not convey to the purchaser.

It is also much easier for Wyndham to terminate CWA than it is a deeded ownership---this can be viewed either as a pro or a con, depending on one's perspective.

So there are two common types of ownerships with Wyndham at this point:

1. Club Wyndham Access, which is a trust that owns lots of resorts and gets you ARP at every resort the Trust owns up to the amount of that resort owned by the trust; and
2. Deeded interests in individual resorts
(There are some other things out there as well).

The most important number for any Wyndham ownership is the maintenance fees. That is what you will be spending all your money on year after year, and that varies wildly within the Wyndham system. Some resorts have very high maintenance fees. CWA, which it sounds like your parents have, also has maintenance fees on the higher side. This is something to consider when deciding whether to accept this “gift.”

I think the general consensus is to target $7 per 1000 points or a rough $700 annual MF should net you 100k points. Assuming my math is right, I think your original question should be changed to: "Should I accept a gift of Wyndham Points from my parents?" That answer would be no. 84k is a pretty small allotment to work with, and they appear to be overpriced. @rickandcindy23 the parents should be able to deed this back to Wyndham, correct?

Yes, Wyndham will take it back. No benefits for a level that low.
